Village Road KOA Sells

This is a wonderful time of year in Jackson. The crowds have thinned and the nights are cool and soon the leaves will begin to change. If you haven't been here in September, make it a point. Here’s a picture of my bike ride yesterday…at lunch

dsc00103.jpgThe KOA campground on the Village Road (just north of Calico) closed last week for $8,500,000. It’s 14.96 acres with one pretty nice residence and a pond. The new owners are rolling the dice in a big way that they will get a zoning change that will allow them to build about 70-80 units, half of which will need to be deed restricted (affordable housing). They will apply for a zoning change to create whats commonly called an Affordable Housing PUD. It’s pretty complicated zoning, but in short it means you can have a huge density increase if at minimum 50% of the units created are designated as affordable housing. If the new owners don't get the zoning change they just paid a lot of money for land where on two houses can be built. It’s going to be interesting to watch.

A few interesting items this week:

The last of the “Wilson Bungalows” (3br 2300 sq.ft. .17 acres) sold this week for $1,185,000 proving once again that Wilson seems to be immune to any real estate softening.

3.06 acres in John Dodge closed for $2,000,000

A 3br/4ba Moose Creek unit in Teton Village listed for $1,850,000 went under contract. No word on the agreed upon price.

Lastly, someone apparently is willing to take a chance on the old White Buffalo building, located on the corner of North Millward and Gill St. A beautiful building that has been a complete enigma for the 16 years I've lived here. Nobody seems to be able to make it work. Several restaurant and various businesses have called this building home and none seem to last. .48 acres, 8000 sq. ft listed at $3,495,000.
