Winter is Here!!

Winter arrived last Wednesday. While the snow in the Valley has melted, there’s about 10″-12″ at 10,000 feet and it’s cold in the mornings, consistently mid teens. We've all be hoping for a stretch of Indian Summer but it’s looking less and less likely with each day.

Out at Teton Village, there is a lot going on. Construction on the new access road has begun and they're beginning to move a lot of dirt for the new golf course that the Resor family is building. The lots surrounding the golf course have not “officially” been released for sale but they're pretty much all spoken for with the cheapest ones going for over $2M! That’s a lot of clams for .75 acres or so. There are also going to be “Golf Cabins” built by the developer which I think are going to be pretty cool, and a very good investment. They will probably be a lot like the ones built at Jackson Hole Golf and Tennis by Vail Assoc. 3000 sq. ft, $2M or so. Hopefully the ones built at the Village won't leak!

Spoke with Jerry Blann, President of the Jackson Hole Mountain Resort and asked him id the new restaurant at the top of the Gondola will be ready by Christmas. He smiled, took a sip of his drink, said “it’s going to be close” and quickly changed the subject. Here’s a picture. You decide. I'll take the over. The new lift that will access the top is apparently on schedule.

Real Estate:

Moose Creek unit in Teton Village listed for $2,590,000. 3br/3ba 2200 sq. ft. That’s $800,000 more than the last one sold for.

A 2br+loft in the Whiteridge building in Teton Village is under contract for $665,000. The Seller bought it 30 months ago for $350,000. 10K per month. Not too bad!

Interestingly the prices of the lots in latest Melody Ranch offering have dropped a little. They're still in the low $600,000 for just over a half acre.

Looks like the KOA on the Village Road may be developed after all. 85 or so lots, Half would be affordable. Stay tuned
