The Big Blue Wave

OK, now I've come in off the ledge after hearing about K-Fed and Britney (never saw THAT one coming), I can concentrate on the elections last night. Pretty interesting and depending on your point of view, awfully exciting. Here in Teton County, two of the three County Commissioners elected last night are democrats and Wilson resident Gary Trauner is giving Cruella De Vil wanna be Barbara Cubin a serious run for Wyoming’s lone House seat although is looks like he might fall a few hundred votes short. A remarkable feat for a Democrat nonetheless, considering Wyoming is a state where a “My President is Charlton Heston” bumper sticker usually passes for vehicle registration.

The local elections will undoubtedly have an effect on development in the Valley. The two democrats elected, Hank Phibbs and Ben Ellis are definitely “slow growth” if not “no growth” and will have a big influence on the current Board. The lone republican elected, and top vote getter, was Bill Paddleford who is taking his second tour as a County Commissioner. Bill’s a pretty pragmatic guy who knows as much about the history’s on Teton County as anyone and is certainly not afraid to give his stamp of approval on development projects. The bottom line is if I were planning to develop a piece of property that needed County approval, I'd probably try and fast track it before the new Commissioners take their seats on January 1, 2007.

Speaking of large developments, I heard the the Sharetoss (sp) property south of town is under contract. Word is that 160 acres are locked up with another 120 in negotiations. They will then go in front of the county and ask for density increases. This, my friends, will be a battle.

Jamie McKay is at it again. A month after buying the 14 acres KOA for $9M, he’s put 72 acres on North Cache Creek under contract for around $8M. Apparently he will try and have the town annex the property which will help with his affordable housing requirement. Say what you want about Jamie, but the guy has serious stones and have to respect him for that. My question is, where the hell is all this money coming from??!!

The Four Seasons has just been named the only AAA Five Diamond Resort in Wyoming, cementing it’s position as the nicest place to stay in Jackson Hole. There are people who will talk about the Amangani, but I really don't think so. The vibe up there is a little weird and quite honestly, for what you pay, the food not that great. They do however, have the coolest pool I've ever seen.

Real Estate:

.48 acres in Indian Trails listed and closed for $595,000. On the market for about 12 hours.

2br/1ba 760 sq. ft. Gros Ventre unit in Teton Village closed for $390,000

2br/2ba 928 sq. ft. Sleeping Indian condo closed for $542,000

2br+loft/2ba 826 sq. ft. under contract for $660,000

Two 2br/2ba 1040 sq. ft. 2 car garage, townhomes in Rafter J listed for $439,000 and $450,000 each. I actually think these are pretty good buys, especially the one for $450,000 overlooks the pond and open space. It sounds crazy, but when compared to single family homes about the same size, it makes sense.
