Walgreens?, and I'm so over the Patriots
Apparently there may be a Walgreens going in where the old JH athletic club building currently sits.(Just to the East of Sidewinders) It would be a mixed use building with housing on top and space for Walgreens on the bottom. I’m don’t know why they’d do this. What can you get at Walgreens that you can’t already get at Albertsons? Maybe a drive through pharmacy?
Spent the afternoon skiing at the Village yesterday and the snow is really good, especially North Colter Ridge, but it was colder than the back of God’s hand. Reminded me of the old days at Stowe when you’d look up,count down how many towers it was until you got off the lift, and then burry your head back in your jacket.
The Teton Club has sold 2200 sq. ft. of their downstairs commercial space to the Snake River Sporting Club. The SRSC plans to build this space out to a sort of “Members Only” ski locker/hang out space. Only 30 memberships will be sold and the place will be equipped with private lockers, bathrooms, lounging area, flat screen TV’s , continental breakfast stuff and Kitchen/bathroom facilities. And it’s right where you want to be in the Village. It better be for $60,000. You can sell it back for 80% and if you want to upgrade, for another 60K you can be come a living breathing golf member. I’ve heard the Four Seasons is doing the same sort of thing where you get use of all the FS amenities but their entry fee is 90K.
There are a lot of these sort of “Membership” type amenities being offered around here lately because they’ve worked in other places like Aspen, Vail, Sun Valley, etc. I wonder if Jackson is ready for it though. It’s not that there is any shortage of money here, because there’s plenty. It’s just that Jackson, especially for the winter people, is appealing because of its perceived ruggedness. Even though $60,000 for many, many people who come to Jackson isn’t even a blip on the radar screen, I’m not sure owning a cushy locker room or something like it is the way they perceive themselves. As more and more people come here, this may change, but right now it think that’s the way it is.
All this makes Bob Henderson’s wonderful little locker room above the Village Café, at $325 per year, seem like the deal of the century. Don’t go changin’ Bob!
Real Estate:
After being on the market for two years, a new 7000+ sq ft. 5br/5.5ba house (and 975 sq. ft. garage) right on the Teewinot Run went under contract. List price was $12,500,000.
A Crystal Springs 3br/3ba 1850 sq. ft. unit that was on the market for over 1000 days finally went under contract. Listed at $1,725,000. At $930 per ft., it actually seems like a deal when the Teton Mountain Lodge units are now over $1000 p/f and the Fours Seasons units are listed over $1400 per foot.
6 properties went under contract this week in Teton Village. All were “new construction”, meaning none were from the old Village.
A 2700 sq. ft. 4br/3ba house in Melody Ranch, built in 1998, on .35 acres, listed for $949,000, under contract in 15 days.
Lastly, If the Patriots don't score a single point this weekned, it will be too many. There’s still a lot seats on the Chargers bandwagon- Jump on!
