Backcountry Heaven
Spent the last couple nights at the Baldy Knoll Yurt operated by Rendezvous Ski Tours. If you’re someone who likes backcountry skiing and doesn’t mind being a little cold in the mornings and a little stinky in the evenings, this is something you gotta do. It’s a bit of a slog getting in, but well worth the 2500’ climb. The yurt was basic but very comfortable and once the wood stove gets fired up, it’s not long before it’s a comfy 60-65 degrees. There’s a two burner propane stove, a water melting system and of course many ways to keep your food cold. Obviously there’s no shower or power so things get pretty ripe and the latrine is efficient albeit primitive. The terrain is spectacular, limited only
by your own ambition and how far your quads will carry you. We skied about 12000 vertical feet over 3 days and that was enough to send me home very tired. There is quite a bit of gentle runs that reminded me of the Hobacks and plenty of steeper stuff that makes you think a little bit. We hired a guide, Jeff Jung (a 5’7” muscle who also owns the company) that helped considerably with the terrain choices and route finding (breaking trail and keeping us from getting killed) not to mention making living in the yurt much easier.
Real Estate:
David Viehman’s very thorough “Hole Report” claims that Teton County set
another record with $1.323 billion is sales last year, slightly better than the year before but with 200 less transactions. This again shows that middle and lower class are being squeezed out, and with them goes the fabric of the community. And I know the affordable/subsidized is not a perfect solution, but it’s the only one we have and we need to continue to pound away at this problem
.34 acre trailer park in town with 4 trailers included listed at $1,600,000. Redevelopement potential.
3.1 Acres in the Willowbrook subdivision (off the Village Rd.) listed at $1,750,000
3br/3.5 bath 1965 sq. ft. condominium in the Chrystal Springs building, mountain views, listed at $1,925,000. That’s $979 per ft.
3br/4.5 bath 3453 sq. ft. Four Seasons Condominium listed at $4,900,000. That comes to $1419 per foot. HOA dues $47,253.
Big inversions at the ski area today. 10 degrees in the Valley, mid thirties on the mountain. Once it gets cold again, the south facing stuff is going to pretty tough, so enjoy it while you can.
